The project "El Mango" includes a primary forest of real palm of 3 hectares in which cohabit a troop of monkeys " Titi " and one of monkeys " Carablanca " also reptiles and birds. This protection area extends contiguous to the project in more than 30 hectares.

The Regulatory Plan of the area on which the leasehold is located, authorizes the construction of an entry boulevard, a maximum of 22 duplex houses with 2 rooms each (44 rooms), restaurant and bar, laundry, facilities for employees, kayaks storage cellar, convenience store and two swimming pools surrounded by small ranches, a pier and docking facility. The total area of the project is 45.000 m2 square meters. The project is ready to be executed and has ah the permits and planes approved by the different institutions (INVU, ICT, IGN and Municipality).

The leasehold on the Land has been approved by the Municipality of Parrita (Local Government) and by the Instituto Costarricense de Turismo (ICT) and is recorded in the Public Registry, Section Concessions BOOK 9 PAGE 305 ENTRY: 01, NUMBER: l135. The term of the leasehold is 20 years starting on February 25th, 2002. According Article 50 of to the Law No. 6043 following a request from the concession holder, concessions on the Maritime Zone will be renewed for periods equivalent to the initial one as many times as requested.

The owner is requesting a balloon price of $675,000.00 equivalent to$15.00 x square meter for the ownership of 100% of the share capital of the corporation holding the Lease.
